Census counts show Frisco at 6,138 residents in 1990, 33,714 in 2000 and 200,509 in 2020. The Census Bureau estimates 236,955 for July 2025. That kind of growth suggests most Frisco homes were built after 2000. It's an inference from population, not a count of house ages, but it's why we wrote a page on foundation concerns in newer homes.
The Texas Water Development Board says Houston Black clay, the state soil, shrinks and swells markedly with moisture and is found across the Blackland Prairie from north of Dallas to San Antonio. Soils vary by lot, so look up yours in the USDA Web Soil Survey. More on why foundations move.
