Foundation crack repair in Frisco
Which cracks are cosmetic, which point to movement, and what each kind of repair costs.
A crack is the thing most people notice first. Some cracks are cosmetic and some point to a foundation that is moving. Telling them apart, and fixing the cause rather than just the crack, is what this page is about.

When a crack deserves attention
HomeGuide's foundation crack repair guide (July 2025) says cracks wider than 1/8 inch warrant professional attention, and that horizontal cracks longer than 12 inches call for evaluation right away. It treats hairline, vertical and diagonal cracks as usually non-structural, and horizontal and stair-step cracks as structural concerns.
In a typical Frisco house, that means paying attention to:
- Stair-step cracks in the brick veneer
- Cracks that are widening, or where one side has moved out of line with the other
- Cracks that show up alongside sticking doors or a floor that has started to slope
What crack repair costs
| Repair | Published range |
|---|---|
| Epoxy or polyurethane injection | $250 to $800+ per crack |
| Carbon fiber strips | $900 to $2,000+ per crack |
| Minor structural repair | $1,000 to $5,000+ |
| Major structural repair | $10,000 to $30,000+ |
Injection seals a crack. If the slab is still moving, the crack can reopen, or a new one can appear nearby. Ask what caused the crack and how the contractor knows it has stopped.
Keep a crack log
Put a pencil mark at each end of the crack, photograph it next to a ruler, and write the date. Check again every few weeks and after a long dry or wet spell. If the crack grows past the marks, that's worth showing to an engineer, a builder or a contractor.
Newer homes
Most of Frisco was built after 2000. If your house is still within a builder's warranty, report cracks to the builder in writing before you pay anyone else. See newer homes. For structural repairs, Frisco lists a $75 foundation repair permit; see permit rules.
