Foundation repair costs in Frisco
Published national figures, what drives the total, and what a Frisco quote should spell out.
No one publishes Frisco-only foundation repair prices. Two national guides give a sense of the range, and the specifics of your house decide where you land.
| Item | HomeAdvisor (June 2026) | HomeGuide (Feb 2026) |
|---|---|---|
| Average repair | $5,174 average; typical $2,225 to $8,133 | — |
| Piers | $1,000 to $3,000 per pier | Steel piers $1,000 to $1,600 per pier; underpinning job $10,000 to $20,000 |
| Slabjacking or mudjacking | $500 to $1,300 | $4,500 to $9,000 |
| Crack repair | $250 to $800 | $250 to $800 per crack |
| Structural engineer's report | $340 to $780 | $500 to $3,000 |
| House lifting | — | $10,000 to $40,000 |
A dash means that guide didn't give a figure we could use. The two guides disagree sharply on slabjacking, so ask any contractor exactly how much area will be lifted.
Count the piers
Pier work is priced per pier. Prosper's permit report for November 2023 shows five foundation repair permits that month, with jobs ranging from 6 to 10 piers. At HomeAdvisor's $1,000 to $3,000 per pier, 6 piers would be $6,000 to $18,000 and 10 piers $10,000 to $30,000. That's our arithmetic on published ranges, not a quote, but it shows why the pier count on your quote matters so much.
What a Frisco quote should spell out
- Number and location of piers, or the area being lifted
- The engineer of record, and whether the design and any final letter are included
- The permit (Frisco lists $75 for foundation repair, effective 10/1/2026)
- Plumbing tests, if the engineer or city calls for them
- Patch, paint, landscaping and other work that's excluded
- Warranty terms, including transfer on sale
Scale
The Census Bureau puts Frisco's median owner-occupied home value at $642,100 (2020 to 2024). Even a five-figure repair is a small share of that, so paying a few hundred dollars for an independent engineer's opinion before committing can be worth it. See the engineer's role.
