A planned city from 1973
The Colony didn't exist until 1973, when the homebuilder Fox and Jacobs bought 3,000 acres around State Highway 121 and FM 423 to build a city of single-family homes. The first model homes were finished in 1974, and by 1980 the city had 11,586 residents. So The Colony has an older housing stock than Frisco, with many homes now around forty to fifty years old, by our reading. Homes that age may have had foundation work before, so check your records or ask the seller what was done.

The city's Building Inspections page says: "As of Oct. 1, 2025, the City of The Colony requires a permit for roof replacement, siding replacement and foundation repair." Its "Do I Need a Permit?" sheet (rev. 05/26) says residential foundation work needs a permit and "plans that are stamped and sealed by a licensed engineer."
